Moving to Arizona in 2026? Why Phoenix, Chandler, Gilbert and Queen Creek Continue to Attract New Residents

If you’re thinking about moving to Arizona, you’re not alone.

New migration data released by U-Haul in July 2026 provides another look at where Americans are relocating — and Arizona continues to stand out, particularly among people looking toward the Sun Belt and the Phoenix metropolitan area.

According to U-Haul’s 2026 Midyear Migration Trends report, which analyzed one-way customer moves from July 2025 through June 2026, Arizona ranked among the leading destinations for both Baby Boomers and Generation X.

Phoenix was an especially strong destination for Baby Boomers, ranking as the No. 3 net-gain metro in the country for that generation.

But statistics only tell part of the story.

As an Arizona real estate broker who has spent decades in the Phoenix area, I see another side of this migration every day: people trying to determine not simply whether they should move to Arizona, but where in the Phoenix area they should live.

For many buyers, that search eventually leads to the Southeast Valley — and communities such as Chandler, Gilbert and Queen Creek, Arizona.

 

Why Are People Moving to Arizona?

There isn’t one answer because people move to Arizona for very different reasons.

Some are relocating for employment. Others are leaving more expensive housing markets. Some want a larger home, newer construction or more space. Retirees may be looking for warm winters and a different lifestyle, while families may prioritize schools, neighborhoods, parks and recreational opportunities.

The 2026 U-Haul data illustrates how much those motivations can differ by generation.

Arizona ranked No. 4 nationally for Baby Boomer net migration and No. 9 for Generation X during the period studied.

Phoenix was also the third-highest net-gain metropolitan area in America for Baby Boomers, behind only Gainesville-Ocala, Florida, and Myrtle Beach, South Carolina.

That doesn’t mean Arizona is the right choice for everyone. It does show, however, that the Phoenix area continues to be part of the relocation conversation for Americans considering a move.

 

Moving to the Phoenix Area: Where Should You Live?

This is one of the most common questions I receive from people relocating to Arizona.

And my answer usually isn’t to immediately recommend a city.

Instead, I start asking questions.

Where will you work? How much house do you want? What’s your approximate budget? Do you prefer an established neighborhood or newer construction? How important is your commute? Do you want a large backyard or something lower maintenance? Golf community? Gated community? Pool? Walkability? Restaurants and shopping nearby? More space and a quieter suburban environment?

Phoenix is an enormous metropolitan area, and living in one part of the Valley can feel completely different from living in another.

For buyers considering the Southeast Valley, three communities frequently become part of the conversation:

Chandler, Gilbert and Queen Creek.

Each offers something different.

 

Moving to Chandler, Arizona

Chandler can be an excellent starting point for someone relocating to the Phoenix area who wants an established Southeast Valley community with convenient access to employment, shopping, dining and major transportation corridors.

Housing varies considerably depending on the neighborhood. Buyers can find older established communities, newer homes, gated neighborhoods, golf communities and luxury properties.

Chandler can make particular sense for buyers who want to remain relatively central within the Southeast Valley.

It is also worth looking beyond the city name when shopping for a home. Two Chandler neighborhoods at similar price points can offer very different homes, lots, amenities and lifestyles.

That’s why I encourage relocating buyers to compare neighborhoods rather than simply comparing cities.

 

Moving to Gilbert, Arizona

Gilbert has grown dramatically from its agricultural roots into one of the best-known suburban communities in the Phoenix East Valley.

One of Gilbert’s strengths is variety.

Depending on budget and lifestyle, buyers can consider established neighborhoods, master-planned communities, golf communities, newer homes and luxury properties.

Communities such as Seville Golf & Country Club, Morrison Ranch, Agritopia, Power Ranch, Layton Lakes and The Bridges each offer a noticeably different environment.

Gilbert also has a substantial collection of restaurants, shopping, parks and community amenities.

For someone relocating from another state, Gilbert often deserves consideration because it provides a suburban environment while maintaining access to the broader Phoenix metro.

 

Moving to Queen Creek, Arizona

Queen Creek is particularly interesting for relocation buyers because it represents a different stage of growth.

While Chandler and Gilbert are substantially built out, Queen Creek continues to expand.

That means buyers may encounter newer subdivisions, master-planned communities and new construction alongside larger properties and more established areas.

Communities such as Encanterra and Barney Farms, along with numerous newer developments throughout Queen Creek, give buyers a wide range of options.

Queen Creek can be especially appealing to someone who values newer homes, additional space and a suburban environment and is comfortable living farther southeast within the Phoenix metropolitan area.

But location within Queen Creek matters.

A home that looks perfect online may create a commute or lifestyle that doesn’t make sense for a particular buyer. Roads, future development, shopping, schools and surrounding land can all factor into the decision.

This is one reason having someone who actually knows the area can be particularly valuable when relocating from outside Arizona.

 

Chandler vs. Gilbert vs. Queen Creek: Which Is Better?

There isn’t a universally “best” choice.

A better question is:

Which Phoenix-area community fits the way you want to live?

As a general starting point:

Chandler may appeal to buyers prioritizing an established community, employment access and a more central Southeast Valley location.

Gilbert may appeal to buyers looking for a strong combination of established neighborhoods, master-planned communities, amenities and suburban living.

Queen Creek may appeal to buyers who prioritize newer construction, growing communities, additional space and the continued expansion occurring in the Southeast Valley.

Those are broad descriptions rather than rules.

Your budget, commute, desired home, lifestyle and long-term plans should ultimately determine where you look.

 

Moving From California to Arizona?

California has historically been an important source of new Arizona residents.

U-Haul’s previous migration research provides some perspective. In its 2025 midyear analysis, California was the No. 1 origin state for U-Haul customers arriving in the Phoenix metro, with Los Angeles the leading out-of-state metro of origin.

If you’re moving from California to Phoenix, Gilbert, Chandler or Queen Creek, there are some important differences to understand before purchasing a home.

Arizona property taxes, HOAs, utility expenses, swimming pools, air-conditioning systems, solar agreements and home construction can all create considerations that may be unfamiliar to an out-of-state buyer.

The Phoenix metro is also geographically enormous.

Looking at a map doesn’t always communicate what a commute will actually feel like or how different two communities 20 or 30 miles apart can be.

 

Moving From Another State to Arizona? Start Before You Get Here

You don’t need to wait until you’re standing in Arizona to begin figuring out where to live.

In fact, I prefer starting the conversation earlier.

A good Arizona relocation plan can begin by narrowing down communities based on your budget, work location, lifestyle and housing requirements.

From there, we can compare neighborhoods and homes and determine which parts of the Phoenix area deserve your attention.

That can make an eventual house-hunting trip considerably more productive.

Instead of trying to understand an entire metropolitan area in a weekend, you arrive already knowing the communities most likely to work for you.

 

Should You Buy a New Construction Home in Queen Creek or Gilbert?

This is another common question for relocation buyers.

New construction can be attractive, particularly in growing areas such as Queen Creek and portions of the Southeast Valley.

However, buyers should compare more than the advertised base price.

Lot premiums, structural options, design-center selections, landscaping, window coverings, appliances, backyard improvements and other costs can significantly change the final price of a new home.

It’s also important to remember that the salesperson in a builder’s sales office represents the builder.

You can have your own real estate agent represent you when purchasing many new-construction homes, and buyers should ideally involve their agent before their first visit or registration with a builder.

 

What Should I Know Before Moving to Arizona?

Arizona is an incredible place to live for many people, but relocation decisions shouldn’t be based exclusively on beautiful winter weather and pictures of swimming pools.

Summer heat is real.

Commutes matter.

Electric bills can matter.

The age and condition of an air-conditioning system can matter.

HOA rules can matter.

Pool maintenance can matter.

The direction a backyard faces can even matter when you’re buying a home in the Arizona desert.

A knowledgeable local real estate agent should help you understand these things before you purchase — not after.
