What’s the Difference Between Residential and Commercial Real Estate Investing?

In my experience, residential and commercial investments differ mainly in complexity, capital requirements, and return structure. Residential properties — single-family homes, condos, or small multifamily units — are typically easier for beginners to manage and finance. Commercial real estate, like office buildings, retail centers, or warehouses, often involves larger investments but provides higher potential returns and longer leases. Commercial deals are also more sensitive to economic cycles and tenant stability. Choosing between the two depends on experience level, financial capacity, and comfort with market risk.
